r that you are in the market to purchase a home. Buying a home will be one of the
largest purchases of your life and I pledge to do ALL I can to make your home buying experience as
smooth and stress free as possible. I would like to give you a heads up, I work all hours of the day and
night! If you have preferential times that you would like to be contacted, please inform me of such and I

For your convenience, I have provided a list including MOST of the items needed to go all the way with
your purchase loan. Without any further ado, let’s get started…
Items needed for EACH borrower will be:
1. The application and authorization forms attached must be filled out IN THEIR ENTIRETY. Please be
sure to SIGN and INITIAL each page where requested.
2. Copy of applicant’s social security card and driver's license
3. Most recent two months bank statements and check stubs, to verify income and assets. Any
deposits over the amount of $500 that are not a part of your regular wages will need a letter of
explanation sourcing those funds. If retirement accounts will be used for assets, please provide a
statement showing your vested interest in that account as well.
4. Last two years
tax returns, w-2, and 1099
5. If you own any property, I will need a mortgage statement of account showing payment history for
at least 12 months, escrow statement, last monthly statement, HOA statement of account, and
declarations page for current hazard insurance. If your property is not escrowed or doesn't have an
existing mortgage, please provide a copy of declarations page for insurance, HOA statement of account,
and most recent years tax statements.
6. Letters of explanation for any late payments over the last 3 years and inquiries over last 90 days. I
will inform you of such after credit is pulled. The letter addressing inquiries should address the creditor
and show the results of the inquiry (i.e., a new account was established, or no new account was
established)
7. Proof of payment arran
gements made with any creditors and/or paid in full notices for any
collections or recently paid off debts.
8. If seller has a survey available, please provide a copy.
9. Copy of executed purchase contract if applicable.
10. If you are renting, I will need a Verification of Rent completed. For your convenience, I have
attached a VOR form. Please fill in contact information for the person who handles the verifications for
your landlord on the VOR (i.e. name, phone number, email address).
11. A Verification of Employment (VOE) will have to be executed. Please enter your employers
information in the space provided on the form, and I will also need the contact information (i.e. name,
phone number, email address) for the person that handles the employment verifications for your
company (if they are done in house). For your convenience, I have attached a copy of a VOE form.
12. Please do not have your credit pulled and/or open any new accounts from now until after your loan
closes. This can change your credit profile and ratios which can affect your chances of getting loan
approval and funding from lenders. Please don’t be fooled by the false statements made by the
uninformed. Creditors will say, “Having your credit pulled again within thirty days will not hurt your
scores”. YES IT CAN! PLEASE don’t let this happen to you.

A home inspection gives the buyer more detailed information about the overall condition of the home prior
to purchase. In a home inspection, a qualified inspector takes an in-depth, unbiased look at your potential
new home to:
Evaluate the physical condition: structure, construction, and mechanical systems;
Identify items that need to be repaired or replaced; and
Estimate the remaining useful life of the major systems, equipment, structure, and finishes.
An appraisal is different from a home inspection. Appraisals are for lenders; home inspections are for buyers.
An appraisal is required to:
Estimate the market value of a house;
Make sure that the house meets FHA minimum property standards/requirements; and
Make sure that the property is marketable.
If you find problems with your new home after closing, FHA can not give or lend you money for repairs,
and FHA can not buy the home back from you. That is why it is so important for you, the buyer, to get
an independent home inspection. Ask a qualified home inspector to inspect your potential new home
and give you the information you need to make a wise decision.
The United States Environmental Protection Agency and the Surgeon General of the United States have
recommended that all houses should be tested for radon. For more information on radon testing, call the
toll-free National Radon Information Line at 1-800-SOS-Radon or 1-800-767-7236. As with a home inspection,
if you decide to test for radon, you may do so before signing your contract, or you may do so after signing the
contract as long as your contract states the sale of the home depends on your satisfaction with the results of
the radon test.
It is your responsibility to be an informed buyer. Be sure that what you buy is satisfactory in every respect. You
have the right to carefully examine your potential new home with a qualified home inspector. You may
arrange to do so before signing your contract, or may do so after signing the contract as long as your contract
