Property: Hazard Insurance
[ ] Cannot be binder, (unless property located in NC or SC), no applications or quotes allowed
[ ] All borrowers listed on loan are on policy, names spelled correctly
[ ] Policy number listed
[ ] Address matches appraisal and other docs
[ ] Coverage is sufficient; (equals loan amount, lists “100% Replacement Cost” or include RCE)
[ ] Mortgagee clause & loan number correct
[ ] Deductibles listed (Conv.: 5% max AOP & Wind). Govt.: AOP & Wind, lessor of 5% or
$10,000.00)
[ ] For Purchases: Effective date is the day of closing or earlier, and one full year policy. Policy
must be dated in the month of closing.
[ ] Premium listed
[ ] Existing policies only: Policy to show paid or amount due. If expiring within 60 days, need
renewal policy
[ ] Walls in Coverage H06 –must provide 1 of the following coverage requirements: 1. State
coverage is at RC for the interior; 2. Provide RCE to support coverage; 3. If neither 1 or 2 are
available, use 20% rule of the appraised value
Property: Flood Insurance ***All Flood Policies Must Be Escrowed***

[ ] NFIP required (if FHA loan)
[ ] Application acceptable if it reflects all required info and executed by borrower and agent
