We want to welcome you to Finger Lakes Funding, Inc! We are here for you and your wholesale
transactional funding deals.
We want to make sure this process is as smooth and easy as possible for you. In order to do that
we first want to make sure you understand what types of deals we will fund for.
• We only do funding for same or next day wholesale deals that are farther than arm’s
length
o This means you can’t be buying from or selling to anyone that you are related to or
in a business partner relationship with and you can’t be your own end buyer.
• We do not fund for
o Rehab deals
o Buy and hold deals
o For a property that you want to live in
• In order to request funding, you need to make sure, you have both a contract with your
seller, and a contract with your end buyer
• Both contracts need to be in your entity name
o We do not fund deals in a personal name
In order to request funding please make sure you are able to also provide us with all the required
documents from the checklist below, along with the completed funding request form, also found
below. We ask that you provide these documents to us 7-10 business days before your closing
date to ensure we have the appropriate time to be ready to close.
Please note this list only represents the items needed from you in order to begin the process. We
will then reach out directly to your closing company for additional documentation that is required,
which is why it’s important to make sure you get everything to us in time.

o Fully Executed A-B Contract in your entity name (with all addendums)
o Fully Executed B-C Contract in your entity name (will all addendums)
o Proof of Funds for the C-Buyer

o Short Sale Transaction Worksheet
o Signed Approval Letter from A-Seller’s Lender
o Affidavit of Understanding (signed and notarized)
o All Investor Disclosers (e.g., Intent to Sell at Profit. etc.)
