Procedure
1. For all large scale developments reviewed by the Planning Commission, the
“Application for Large Scale Development” form must be obtained from the Utah
County Community Development Office and filled out.
2. The application must contain all requested information and be submitted to the
Community Development office for review by 5:00 p.m. 45 days prior to the next
regularly scheduled meeting (Planning Commission meetings are held on the third

requested information must be submitted 28 days prior to the next regularly
scheduled meeting.
3. The application and all required supporting documentation, and required fee, must
be paid before the application can be accepted for review.
4. The Planning Commission will review the large scale development application and
recommend approval, approval with conditions, or disapproval to the County
Commission; a recommendation and referral to such body is customarily part of
the Planning Commission action.
5. If the large scale development proposal lies within one mile of a municipality, the
Planning Commission will notify the municipality and accept comments on the large
scale development from the municipality.
6. Final approval by the County Commission and recording of the plat and documents
are required before any building permit is issued.

All large scale developments are subject to the requirements set forth in the Utah County
Subdivision Ordinance, including Sections 6-1 through 6-6. Along with the necessity to meet the
subdivision requirements, all large scale developments are subject to review by the Planning
Commission and approval by the County Commission.
This application also constitutes an application for the conditional use permit required for a large
scale development. Approval of the plat (if approved) constitutes the granting of the conditional use
permit.
As per the requirements of the Utah County Land Use Ordinance, the applicant shall complete the following:
