• 2 months most recent consecutive bank statements (all pages even if blank- please continue
to get updated bank statements from borrower to keep them current throughout the
underwriting process.)
• Most recent IRA/401K - all pages, even if blank
Purchase Transactions:
• Fully Executed sales contract with all addendums
• Copy of Earnest Money Deposit check (front and back or front plus corresponding bank
statement to prove it cleared the borrowers account)
• Fully executed Short Sale Agreement if applicable
Refinance Transactions:
• Prior FHA Case Number - if applicable
• Prior VA Case Number if applicable
• Prior Note & HUD - if possible, required on FHA Streamline loans
• Current mortgage statement
General Supporting Information:
• Signed (by borrower) sufficient letter(s) of explanation for all credit inquires, derogatory
credit, employment gaps etc.
• Clear legible copy of Driver license and Social Security Verification (Gov't issued ID,
Medicare Card Passport etc.)
• Current mortgage statement for all rental properties to show payments are escrowed, or
proof of taxes and insurance to calculate rental income
• Lease agreement for all rental properties
• Bankruptcy Papers- All Pages
• Complete Divorce Decree/Child Support Court Order
