The following items are required on all loan submissions. Please note that for a loan to be eligible
for Underwriting Submission the items listed below, in entirety when applicable are required.
Income:
30 days most recent consecutive paystubs (please continue to get updated paystubs from
borrowers to keep them current throughout the underwriting process.
2 years most recent W2's
2 year's most recent tax returns, all schedules & pages (personal and business if applicable);
page 2 must be signed and dated by borrowers.
Evidence of Social Security Income
o SS award letter & 1099's for 2 years
o proof of continuance for at least 3 years, unless of retirement age
Pension/Annuity - proof 2 months receipt or 1099
o Annuity - must show enough assets to continuance for 3 years
o Pension Award Letter - must state guaranteed for life
Child Support - Court order showing amount of support and 3 months receipt of income,
proof of child (ren) age to show at least 3 year continuance.

2 months most recent consecutive bank statements (all pages even if blank- please continue
to get updated bank statements from borrower to keep them current throughout the
underwriting process.)
Most recent IRA/401K - all pages, even if blank
Purchase Transactions:
Fully Executed sales contract with all addendums
Copy of Earnest Money Deposit check (front and back or front plus corresponding bank
statement to prove it cleared the borrowers account)
Fully executed Short Sale Agreement if applicable
Refinance Transactions:
Prior FHA Case Number - if applicable
Prior VA Case Number if applicable
Prior Note & HUD - if possible, required on FHA Streamline loans
Current mortgage statement
General Supporting Information:
Signed (by borrower) sufficient letter(s) of explanation for all credit inquires, derogatory
credit, employment gaps etc.
Clear legible copy of Driver license and Social Security Verification (Gov't issued ID,
Medicare Card Passport etc.)
Current mortgage statement for all rental properties to show payments are escrowed, or
proof of taxes and insurance to calculate rental income
Lease agreement for all rental properties
