WHATISTHEPURPOSEOFAPRELIMINARYSHORTPLATANDTHISWORKSHEET?
Theshortplatprocessisathreestepprocessthatinvolvesapprovalofaprelimi naryshortplat,civilplans,
andafinalshortplat.AspartofthepreliminarysubdivisionprocesstheCitywillreviewthedivisionorre
divisionoflandintonineorfewerlotstodetermineifthereareadequateprovisionsforopenspaces,drainage,
publicstreets,sidewalks,watersupplies,sewerlines,fireprotection,powerservices,parks,andother
planningfeaturesrequiredtoservethefutureresidents.Oncethepreliminaryshortplatisapprovedbythe
City,prospectiveapplicantswillreceiveconfirmationthatthelayoutoftheroads,lots,andotherfeaturesare
acceptabletotheCity.Theprospectiveapplicant willthenmovetothesecondphaseoftheprocess:civil
engineeringduringwhichthefinalengineeringdetailsoftheshortplatwillbereviewedbytheCity.
Thisworksheethasbeendevelopedtohelpprospectiveapplicantspreparetherequireddocumentationthat
willfacilitatethesubmittalofacompleteapplication.Pleasenotethatthisisnottheofficialapplication,but
atooltoassistinthecompilationofthematerialsrequiredforthereviewbytheCity.Itisimportantthat
prospectiveapplicantscontacttheDevelopmentServicesDivisionpriortosubmittingofanapplicationas
someproject’smaynotrequirethesubmittalofallthematerialslistedormayrequireadditionalmaterials
notlisted.TheCityofDesMoinesofferspreapplicationmeetingsforallprojectsatnocost
totheapplicant.

descriptionoftheproject.Iftheapplicantisrequestinganydeviationsormodificationsundera
modifiedshortsubdivisionthenarrativemustitemizetherequesteddeviationsandprovide
justificationfortherequesteddeviations.
