Narrative Project Description. Please attach a short narrative description of the project that addresses:
Existing property conditions (buildings, uses, natural resources, etc)

Intended development options or subdivision proposal (if applicable)
Proposed amendments to the LDRs (if applicable)
Conceptual Site Plan. For pre-
application conferences for physical development, use or development option permits, a
conceptual site plan is required. For pre-
application conferences for interpretations of the LDRs, amendments to the
LDRs, or relief from the LDRs, a site plan m
ay or may not be necessary. Contact the Planning Department for assistance. If
required, please attach a conceptual site plan that depicts:
Property boundaries
Existing and proposed physical development and the location of any uses not requiring physical
development
Proposed parcel or lot lines (if applicable)
Locations of any natural resources, access, utilities, etc that may be discussed during the pre-application
conference
Grading Information (REQUIRED ONLY FOR GRADING PRE-APPS). Please include a site survey with topography at 2-foot
contour intervals and indicate any areas with slopes greater than 25% (or 30% if in the NC Zoning District), as well as
proposed finished grade. If any areas of steep slopes are man-made, please identify these areas on the site plan.
Other Pertinent Information. Attach any additional information that may help Staff in preparing for the pre-app or
identifying possible key issues.

Grading Pre-Application Narrative for 30 Stormy Circle
The property located at 30 Stormy Circle in Jackson, Wyoming is 0.12 acres in size.
It has an existing two-story home located on it. The desired purpose of the pre-
app request is to discuss a proposal to modify the grading around the existing
home. The existing grading around the home currently slopes backwards towards
the house resulting in improper drainage around the home. To solve this problem,
revised grading is proposed which will result in proper drainage. The LDRs state
that grades can only be modified to the minimum necessary which will achieve
positive drainage. While the LDRs do not specify what this minimum amount is,
building code does require at least a 5% or 1:20 slope to provide positive
drainage so that is the standard we are using here. See attached drawings by
Nelson Engineering for reference. The first drawing is the existing survey which
shows existing grades. The second drawing is a proposed grading plan that shows
modified grades around the home. The third drawing shows a profile of the
proposed grades around the perimeter of the home.
