1. THE PROJECT IS COMPLIES THE 2015 INTERNATIONAL CODE SERIES, AS ADOPTED BY THE CITY OF ALAMO HEIGHTS, AND WITH THE CODE OF ORDINANCES OF THE CITY OF ALAMO HEIGHTS.
2. MUST MEET 2012 TAS ACCESSIBILITY STANDARDS.
3. BACKFLOW PREVENTION DEVICES ON INDIVIDUAL PIECES OF EQUIPMENT (AS INDICATED IN TCEQ REGULATIONS), ON FIRE SPRINKLER SYSTEM (IF NEWLY INSTALLED OR UPGRADED
SYSTEM), AND ON WATER SERVICE FROM CITY MAIN.”
4. VACUUM BREAKER DEVICES SHALL BE INSTALLED ON ALL EXTERIOR HOSE BIBS.
5. PROPERTIES FRONTING ALONG BROADWAY AND/OR AUSTIN HIGHWAY SHALL INSTALL SIDEWALKS CONSTRUCTED PER THE CITY OF SAN ANTONIO FLATWORK CONSTRUCTION HANDBOOK
AND SHALL BE ADA COMPLIANT REGARDING SLOPES AND RAMPS.
6. FIRELINES TO FIRE HYDRANTS AND/OR FIRE PROTECTION SPRINKLER SYSTEMS, SHALL BE TAPPED INDEPENDENT OF DOMESTIC WATER LINE.
7. WATER METER INSTALLATIONS SHALL BE IN ACCORDANCE WITH SAN ANTONIO WATER SYSTEM STANDARDS.
ELECTRICAL NOTES
THE ELECTRICAL CONTRACTOR SHALL PROVIDE A FULLY ENGINEERED SYSTEM TO INCLUDE ANY AND ALL REQUIRED DESIGN DOCUMENTS, PROFESSIONAL SEAL, USER DIAGRAMS AND
MATERIAL LIST AS REQUIRED BY THE LOCAL GOVERNING AUTHORITY.
THE ELECTRICAL CONTRACTOR SHALL COORDINATE HIS WORK WITH THE WORK OF OTHER TRADES AND HAVE HIS WORK SCHEDULED SO AS NOT TO DELAY THE WORK OF OTHERS.
THE CONTRACTOR SHALL BE RESPONSIBLE FOR INSPECTION AND APPROVAL OF WIRING, INSTALLATION OF FIXTURES AND EQUIPMENT, AND FOR FINAL ACCEPTANCE OF THE
COMPLETE ELECTRICAL INSTALLATIONS BY THE UNDERWRITER’S OR BY LOCAL ELECTRICAL INSPECTORS.
SERVICE ENTRANCE CONDUCTORS AND EQUIPMENT SHALL BE OF CAPACITY ADEQUATE TO SERVE THE CALCULATED LOAD AND SPARE CIRCUITS PROVIDED FOR FUTURE USE.
1. THE SIZE OF SERVICE ENTRANCE CONDUCTORS AND CAPACITY OF SERVICE EQUIPMENT SHALL BE COMPUTED BY METHOD INDICATED IN THE NATIONAL ELECTRIC CODE.
ELECTRICAL SUBCONTRACTOR TO CALCULATE ALL LOADS AS REQUIRED FOR METER LOOP.
CONFIRM ALL APPLIANCE VENTILATION, ELECTRICAL AND PLUMBING REQUIREMENTS WITH MANUFACTURERS SPECIFICATIONS PRIOR TO STUB OUT FOR CONNECTIONS.
CONFIRM ALL UNDER CABINET LIGHT FIXTURE SELECTIONS, AVAILABLE LENGTHS, AND CONFIRM ALL STUB OUT LOCATIONS FOR UNDER CABINET LIGHTING WITH OWNER PRIOR TO
INSTALLATION.
CONFIRM ALL STUB OUT LOCATIONS FOR BACK SPLASH, WALL SCONCE, BATH FIXTURES AND OUTLET LOCATIONS WITH OWNER PRIOR TO INSTALLATION.
PROVIDE ARC FAULT CIRCUIT INTERRUPTION AT THE KITCHEN AND BATH ROOMS.
OWNER’S VENDOR TO PROVIDE CONTROLS TO ALL THERMOSTATS AND EXTERIOR LIGHTING SYSTEMS.
SMOKE DETECTORS SHALL BE ELECTRONICALLY HARDWIRED WITH A BATTERY BACK UP. ALL SMOKE DETECTORS SHALL BE INTERCONNECTED SO THAT IF ONE OF THE UNITS GOES INTO
ALARM, ALL THE UNITS GO INTO ALARM.
PROVIDE 10-YEAR BACKUP BATTERIES ON SMOKE DETECTORS.
PROVIDE 22OV. POWER AT EACH WATER HEATER LOCATION.
PLUMBING NOTES
PROVIDE AND INSTALL FIXTURES AS NOTED ON THE DRAWINGS.
PROVIDE ALL ACCESSORIES, STRAPS, INSULATION AND OTHER MATERIALS REQUIRED FOR COMPLETE INSTALLATION.
FURNISH AND INSTALL A COMPLETE SYSTEM OF SANITARY DRAINAGE, AND VENTING FOR THE PROJECT INCLUDING EXCAVATION, BACKFILL, DRAINAGE LINES, VENTS, VENT STACKS,
RAINWATER CONDUCTORS, BOOTS, TRAPS, ALL NECESSARY CONNECTIONS TO A PUBLIC SEWER LINE OR INDIVIDUAL WASTER DISPOSAL SYSTEM.
FURNISH AND INSTALL A COMPLETE WATER SUPPLY SYSTEM FOR THE PROJECT INCLUDING WATER SERVICE CONNECTION, PIPE LINES, DRAINS, FITTINGS, CONNECTIONS TO PLUMBING
FIXTURES, AND ALL NECESSARY ACCESSORIES TO PROVIDE A COMPLETE WORKABLE INSTALLATION.
FURNISH AND INSTALL A COMPLETE SYSTEM OF GAS SUPPLY INCLUDING PIPING, CONNECTIONS TO THE GAS COMPANY TAP, CONNECTIONS TO ALL GAS-FIRED EQUIPMENT WITH ALL
NECESSARY VALVES, COCKS, AND OTHER ACCESSORIES NEEDED FOR A COMPLETE INSTALLATION.
GAS PIPING SHALL BE BLACK STEEL PIPE INSTALLED IN COMPLIANCE WITH NFPA REQUIREMENTS.
PROVIDE POWER FOR IRRIGATION CONTROLLER. IRRIGATION SYSTEM TO BE SUPPLIED BY OWNER’S VENDOR UNDER SEPARATE CONTRACT.
ADA/TAS
THE GENERAL CONTRACTOR AND ALL SUB-CONTRACTORS SHALL BE RESPONSIBLE FOR THE ENFORCEMENT OF ALL REQUIREMENTS AND REGULATIONS AND SHALL PERFORM ALL
WORK ON THIS PROJECT IN COMPLIANCE WITH THE AMERICANS WITH DISABILITIES ACT.
