WHATISTHEPURPOSEOFAFINALSUBDIVISION/SHORTPLATANDTHISWORKSHEET?
Thesubdivisionprocessisathreestepprocessthatinvolvesapprovalofapreliminaryplat,civilplans,anda
finalplat.AspartofthefinalsubdivisionprocesstheCitywillreviewthedivisionorredivisionoflandintoten
ormorelotsto determineifitis consistentwiththeapprovedpreliminarysubdivisionandiftherequired
improvementsshownontheapprovedcivilplanshavebeeninstalled.Once thefinalsubdivisionisapproved
bytheCityCouncil,thefinalpla twillberecordedwiththeKingCountyA ssessorandtheapplicantcanthen
beginsubmittingbuilding permitsfortheindividualhomes.
Thisworksheethasbeendevelopedtohelpapplicantspreparetherequireddocumentationthatwillfacilitate
thesubmittalofacompleteapplication.Pleasenotethatthisisnottheofficialapplication,butatoolto
assistinthecompilationofthematerialsrequiredforthereviewbytheCity.Itisimportantthatapplicants
contacttheDevelopmentServicesDivisionpriortosubmittingofanapplicationassomeprojectsmaynot
requirethesubmittalofallthematerialslistedormayrequireadditionalmaterialsnotlisted.TheCityofDes
Moinesofferspreapplicationmeetingsforallprojectsatnocost
totheapplicant.

Tractsoflandtobededicatedordeededforpublicuse,orreservedforuseofownersofthe
propertyinthesubdivision,includingthedimensionsandsquarefootageofsuchtracts;
Anotationwhichshowsthedimensionedsetbackofallexistingstructures,includingthose
onadjoiningproperties,relativetoexistingpropertylinesandtoproposedlotlines,ifsuch

Truecoursesanddistancestothenearestestablishedrightofwaylinesorofficial

shownontheplat,andanundertakingtosave,defend,indemnify,andholdharmless,any
governmentalauthority,includingthecity,inrespectofallclaimsfordamagesagainstany
governmentalauthorityincludingthecitythatmaybeoccasionedtotheadjacentlandby
theestablishedconstruction,drainage,ormaintenanceoftherightofwayorotherareasso
dedicated.Thecertificateshallbesignedandacknowledgedbeforeanotarypublicbyall

appropriatepermanentmaterialsintheground.

located,orasmuchthatisnecessarytoorienttheplatwithinthesections.
ClosureReport:Pleaseprovideone(1)copy.Acomputerprintoutshowingclosuresofboundaries,
roadcenterlines,lots,andtractswithamaximumallowableerrorofclosureofonefootin15,000feet.
