NORTH HALL RENOVATIONS
1. Do you have existing topographic / grading plans available for the project area?
No current topo available. After study completion, if it is deemed necessary, MCC will
arrangements to have the area surveyed at MCC’s expense.
2. D
o you have any geotechnical / subsurface investigation information for the project
area? If not, should we assume to carry geotechnical engineering in our project
costs?
No geotechnical information is available at this time. If it is deemed necessary by structural
engineer based on the new elevator location, MCC will make separate arrangements. The
architect should not include any cost for geotechnical engineering in their proposal.

an you clarify the electrical service to the building? amperage / panel in the
building, where is the building sub-fed form, etc.…?
Power is fed from a transformer about 300’ away. The primary electrical panel is locat
ed

n room 109 and is a 400Amp 120v/208 3-phase service.
4. If electrical upgrade is deemed necessary to support the new elevator, should that
cost be included in our lump sum or presented as a separate number?
A separate fee should be provided for Phase 2 design documents if an upgraded electrical
service is required.
A revised Form of Proposal is attached to provide this additional fee.
5. What is the form of mechanical system in the building?
The H
VAC system consists of a VAV distribution system with reheat coils from a central
AHU in the basement mechanical room. Cooling is provided via an exterior pad mounted
air-cooled chiller that provides cold water to the AHU. Heating is provided from 2 boilers
in the basement mechanical room that provides hot water to the AHU and reheat coils.
The entire system was installed in 2016 including all new ductwork.
6. Is there an available plan for the attic space?
Yes, there is an attic plan but that area is not in use. It is accessed from an interior access
panel located in the original upper floor ceiling, above the current dropped ceiling.
7. Can you confirm the extent of existing drawings for the building that would be made
available to the awarded team?
Copies of the original building plans along with the 2016 HVAC upgrade design plans will
be available to the awarded architect.
