APPLICABILITY.This checklist should be used when submitting an application for a Boundary Adjustment. The purpose of the
boundaryadjustmentprocessistoensurethattheadjustmentofpropertylinesresultsinpropertyconfigurationsthatcomplywith
thestandardsoftheLDRs.
WhenisaBoundaryAdjustmentApplicationrequired?
Aboundaryadjustmentapplicationisrequiredinordertoadjusttheboundariesbetweenlots,parcels,ortracts,andinvolvesthe
divisionofaportionofonepropertysothatthedividedportioncanbecompletelymergedintoan
adjacentproperty.Situationsin
whichaboundaryadjustmentisapplicableareidentifiedinSection8.5.5.B.
DoIneedaPreApplicationConferencefirst?
APreApplicationConferenceisnotrequiredpriortosubmittal,butanapplicantmayrequestapreapplicationmeetingtodiscuss
the requirements and applicable regulations with
Planning Staff. If a PreApplication Conference is held, this checklist may be
modifiedbystafftoreflectthespecificsofyourproject.
Whatpresubmittalstepsarerequired?
ThefirststepinreviewofaproposedboundaryadjustmentisapprovalofaZoningComplianceVerification(ZCV)fortheproposed
configuration
ofeachlot,parcel,and/ortractthatwouldresultfromtheboundaryadjustmentprocess.Theinformationrequired
to make a determination of zoning compliance is provided in the Boundary Adjustment ZCV Checklist. An application for a
boundaryadjustmentcannotbesubmitteduntiltherequiredZCVisapproved.
FINDINGS FOR APPROVAL.The application shall include a narrative statement addressing each of the applicable Findings for
Approval,foundinSection8.5.5,BoundaryAdjustment.
Aboundaryadjustmentshallbeapproveduponfindingthat:
1. Noadditionallotsorparcelsarecreated;and
2. Each of the resulting lots or parcels complies with the zone in which it is located as approved through a zoning
complianceverification;and
3. Theapplicabilityandrequireddocumentprovisionsofthissectionaremet;and
4. TheapplicationcomplieswithallotherrelevantstandardsoftheseLDRsandotherCountyResolutions;and
5. The application is in substantial conformance with all standards or conditions of any prior applicable permits or
approvals.
GENERALINFORMATION.
Title Report. A title report, title certificate or record document guarantee prepared within the last six months that
includesevidenceof ownership and all encumbranceson the subjectproperty.Copies of the documents referencedin
the report should not be submitted unless requested by the planner during review. Applications for a Boundary
Adjustmentmaybeexemptfromtherequirementtoincludeatitlereport,dependingon circumstances.Checkwith
the
PlanningDepartmentforconfirmation.

REQUIREDRECORDEDDOCUMENTSFORINITIALSUBMITTAL.
When submitting an application for a boundary adjustment between unplatted parcels, the applicant shall provide the
following,pursuanttoSection8.5.5.C.:
MapofSurvey.AmapofsurveyintheformestablishedbySection8.5.5.C.1.a.
Conveyance of Parcels. An instrument, to be recorded, which totally merges the divided portions and combines them
intotheadjoiningparcels,sothatnoadditionalparcelsarecreated,andsuchthattheresultingparcelsareestablishedas
singleparcelsforallpurposes.
Whensubmittinganapplication fora boundaryadjustmentbetweenplatted lots orbetweena plattedlot and anunplatted
parcel,theapplicantshallprovide
thefollowing,pursuanttoSection8.5.5.C.:
PlatMap.Anewplatmap,preparedintheformestablishedinSubsection8.5.5.C.2.a.
 NoticeofIntent.Evidencethattheapplicanthaspublisheda“NoticeofIntenttoSubdivide”onceeachweekfor2weeks
within30calendardayspriortosubmittingthisapplication,pursuanttoWyomingStatutesasamended.
ConveyanceofPlattedLots.Ifthereismorethanoneowner ofthevacatedportionoftheplat,instrumentsconveying
ownershipoftheindividuallotsorparcelsresultingfromthereplatshallbeprovided.
Conveyance of Unplatted Parcels. An instrument acceptable to the County Attorney and County Surveyor shall be
providedtoestablishanewlyadjustedunplattedparcel.
Applicationsfor boundaryadjustmentsbetween plattedlotsor betweenaplatted lotand anunplatted parcelaresubjectto
reviewby theBoard of CountyCommissioners ata publichearing. SeeSection 8.5.5 for adetailed descriptionof theprocess.
The
additionalsubmittalrequirementslistedbelowareapplicableonlytoboundaryadjustmentapplicationsinvolvingaplatted
lotorlots.
POSTEDNOTICE.Theapplicantisresponsibleforpostingandmaintaininganoticeofthepublichearingonthelandsubjecttothe
application.Thepostednoticeshallmeetthefollowingstandards.
Content. The posted notice shall contain the notice contentrequired by Subsection 1 above, except the description of the
locationofthelandsubjecttotheapplication.AtemplateisavailableintheAdministrativeManual.
Timing.Thenoticeshallbe
postedforatleast10dayspriortothehearing,andshallberemovedwithin5daysfollowingthe
hearing.
Size.Thenoticeshallbe4ftby4ft.
LocationandLegibility.Anoticeshallbeplacedalongeachfrontlotlinesoastobelegible
fromeachaccesspointtothesite.
Thenoticemaybemountedtoabuilding. Ifthenoticeisfreestanding,it shouldbeset back2 ftfromanylotline oraccess
easement.
Materials.ThenoticeshallmeetthematerialsstandardsofDiv.5.6.andshallnotbelighted.
PREHEARING PACKET SUBMITTAL.The following shall be delivered to the Planning Department no later than 9:00am the
business day before the Board of County Commissioner packets go out for the scheduled public hearing on the proposed
subdivisionplatoramendment:
PlatMap. Onefullsize copyof theplatmap, reflectingallrevisions requestedby theTechnicalReview Committee,for
theBoardofCountyCommissioners’packets.Themapshouldbeprintedonpaper,notmylar.
HEARINGSUBMITTAL.ThefollowingshallbedeliveredtothePlanningDepartmentnolaterthan9:00amthebusinessdaybefore
thescheduledpublichearing:
MylarPlat Map.Theoriginal mylar, fullysigned and notarized, apartfrom thefinal signature requiredbythe Boardof
CountyCommissioners.
OriginalDocuments.Signedandnotarizedoriginaldocumentstoberecordedwiththeplat.

PRIOR TO RECORDING.Prior to recording of the plat and associated documents with the County Clerk, the following must be
providedtothePlanningDepartment:
Surveyindigitalformat.AnAutocadcompatibleDXForDWGfilemustbeprovidedforallsubdivisionplatsandmapsof
survey.TheDXForDWGfilemustincludeallboundary,lot,unitandeasementlinesofthesubdivisionorsurvey.
PaymentofFees.Paymentofallfeesassociatedwithplatreview,includingtechnicalreviewfees,neighbornoticefees,
exactions,and/orrequiredperformancebondsorotherfinancialassurances.
